New Construction Inspection
A New Construction Inspection, also known as a final walk through or punch out inspection, assists a home buyer with assessing the condition of a new home. Due to builder time constraints, new homes can be faulty in safety issues, building standards and craftsmanship. This inspection allows you to get the needed repairs done prior to taking occupancy of the new home. It is not uncommon to see as many, if not more, issues with new homes then you would with older homes.

Most buyers do not realize how important it is to have a new home inspected, prior to the initial closing. Often, buyers see no reason for it since the county has been performing building permit inspections. Many times the builder has a one year warranty on the home, or the buyers feel it will be a waste of their money. Before you close on your newly constructed home, it is highly recommended to have the home inspected!
Often, the deficiency lists on newly constructed homes are generally longer, than those on resale homes. Many times, the items noted on an inspection report are things a homeowner would have likely overlooked such as damaged items, improper materials or incorrect instillation. A New Construction Inspection can potentially prevent major issues from happening before it is too late. An undetected minor leak could take a considerable amount of time to notice but cause significant damage. Incorrect electrical wiring has the potential for electrocution and is a serious safety risk. A neighbor’s improper yard drainage could potentially lead to your home’s foundation problems.
Home buyers buy a house initially based on emotion, and then they follow it up with logic, the home inspection. Purchasing a shiny, clean, brand new home can be very exciting! However, do not forget the logic. A New Construction Inspection can save you thousands of dollars, prevent a tremendous inconvenience, and offer great piece of mind!
