There is an additional focus on who will benefit from a professional home inspection. According to many in the field of real estate, an inspection on a newly built home can really put the buyer at an advantage.

While your new home may look esthetically perfect at first glance, there are a number of things that could be faulty. According to Tim, he often sees a longer list of issues with new homes then he does with resale homes. Areas of concern in new homes include craftsmanship, materials and incorrect installation of components in the home.

Often, newly built homes come with a twelve month home warranty and in some cases a five or ten year warranty may be offered. Tim Beavers says “The key is to have a builders warranty inspection performed prior to the expiration of your home warranty”. It is highly recommended to have a home inspection at eleven months post closing.

Nutter Butter Banana Pudding

Nutter Butter Banana Pudding Recipe

Ingredients

*1 Package Nutter Butter Cookies
*6 to 8 Bananas, Sliced
*2 cups milk
*1 (5-ounce) box instant French vanilla pudding
*1 (8-ounce) package cream cheese, softened
*1 (14-ounce) can sweetened condensed milk
*1 (12-ounce) container frozen whipped topping thawed

Directions

1. Line the bottom of a 13 by 9 by 2-inch dish with 1 bag of cookies and layer bananas on top.

2. In a bowl, combine the milk and pudding mix and blend well using a handheld electric mixer.

3. Using another bowl, combine the cream cheese and condensed milk together and mix until smooth.

4. Fold the whipped topping into the cream cheese mixture.

5. Add the cream cheese mixture to the pudding mixture and stir until well blended. Pour the mixture over the cookies and bananas and cover with the remaining cookies.

Refrigerate until serving.

Prices of homes are down, there’s the ‘mortgage crunch,’ and there are a lot of homes on the market as well. Home buyers are definitely in the ‘driver’s seat!’

But one easy and inexpensive thing the home seller can do to get their house sold quicker, with less hassle and often times for more money, is to get an inspection on the home before they list it for sale. Tim Beavers at Above All Home Inspecting agrees that it is much better for the home seller to understand the issues with the house and deal with them before the buyers arrive, in order to increase the chances of the sale moving forward.

For All Those Choco-holics Out There…

A Death By Chocolate Recipe

Ingredients

*1 (18.25 oz.) box of German Chocolate Cake Mix
*1 (3.9 oz.) package Instant Chocolate Pudding Mix
*1 2/3 cup milk
*3/4 cup strong brewed coffee
*1 (12 oz.) container of Cool Whip, thawed
*6 (1.4 oz.) chocolate toffee bars, frozen and crushed

Directions

1. In a 9×13 pan, bake cake according to package directions. Cool and crumble. Make pudding, according to package directions, with milk.

2. In a large trifle or other glass serving bowl, place half of the crumbled cake. Pour half of the coffee over the cake, and spread half of the pudding over that. Top with half of the whipped topping, sprinkled with half the crumbled candy bars. Repeat layers in the same order.

Refrigerate until serving.
